There are two questions we are frequently asked regarding roofing:
- Does replacing/renewing my roof require planning permission?
- Will I need planning permission before I can add a skylight?
The answer, directly from the Government's "Planning Portal", is:
"Alterations to the roof of a house (e.g. to re-roof or insert skylights) is considered to be permitted development (not requiring planning permission)..."
There are, however, a few limits and conditions attached to that.
- Must not project more than 150mm from the plane of the existing slope
- Must not exceed the height of the existing roof
- Any side-facing windows must be obscure-glazed ('frosted'); and, if opening, to be 1.7m above the floor of the room they are installed in
Some buildings that contain flats, were converted to homes or weren't purpose built as a home, do have restrictions under "Permitted Development" rights. So, you should check through the comprehensive technical guide before beginning, or scoping out, any work here:
